272 Elm Street Graduate Housing
Privacy, Community, and Convenience
Located at the Elm and Broadway crossroads in the coastal city of New Haven, CT, KSQ designed the latest 55,000 SF mixed-use addition to the urban center of downtown. This mixed-use facility is the first of its kind to offer two stories of commercial space under 4-stories of graduate housing in the area. The project embraces New Urbanism, bringing much-needed housing and retail space to the district while blending privacy, community, and convenience for students.
The upper four floors consist of 41 apartment-style units, each with two bedrooms and a kitchen. The bedrooms double as at-home offices, ensuring that each graduate student has a full complement of urban living amenities. The second floor features a community commons overlooking the commercial center of New Haven. With a fully functioning barista bar, students have a touch-down place to connect with others and grab a cup of coffee before class. An outdoor commons behind the building also provides students with a quiet, contemplative space amid the bustling city. Punctuated by the outfitter, LL Bean, the facility meets the growing demand for flexible apartment-style housing along with the complex need for contemporary retailers in the area.
